Greetings HUD Fans! I hope everyone is enjoying the weekend thus far. This week's inventory consisted of half Larimer county and half Weld county listings, and I was pleasantly surprised with our Greeley inventory this week (the one in Evans ain't too shabby either). Combine those with a couple of value-laden relists and we actually have a great week on our hands. Check 'em out in. . .

3300 Saratoga St B, Wellington: $99,000. 2 bed, 2.5 bath, 1034 sq ft, 2002. We've had quite a few HUDs in this condo project and this one comes in as the cheapest by $17k. And while it lacks an unfinished basement (like many of them), it has dual master suites in the upper level. It also has a two-car garage, and the $440 repair escrow is for the ever-popular furnace blower fan. In other words, not much has to be done to this place in terms of repair. I would clean or replace the main floor carpet, and the unit needs appliances. Assessed for $117,000. Here's your visual aid:
4001 Golden Street, Evans: $67,000. 2 bed, 2 bath, 2152 sq ft, 1913. This funky, surprisingly large and very woody house sits across the street from our recent HUD at 4002 Golden. It is on a HUGE fenced corner lot and has 3 large living rooms. There is also a 3rd non-conforming bedroom in the lower level. It's listings like this that make me glad I finally started shooting video because I'm at a loss in describing this place. Assessed for $81,348. Here's your visual aid:
2528 15th Ave Ct, Greeley: $77,000. 3 bed, 2 bath, 1308 sq ft over 640 mostly finished, 1955. This is by far my favorite of the week. At the risk of sounding redundant, this one is also a funky joint, but in a great way. There's a living room, a great room with a fireplace, 2 bedrooms on the main floor and both bathrooms. The kitchen is semi-circular and the whole main floor is surprisingly clean. It's obvious there was an addition at the back half of the house, but it is extremely well done. The basement consists of a living room and the 3rd bedroom which lacks an egress window (but has a huge window well). The exterior of the house and the yard are both in great shape and the house is just barely shy of being in move-in condition. I like it. Assessed for $118,217. Here's your visual aid:
2913 W 11th ST RD, Greeley: $64,000. 3 bed, 1 bath, 1428 sq ft, 1960. I couldn't help but have some disappointment with this place because I had just come from 15th Avenue Court. But taken by itself it's yet another great deal. It lacks a basement, but the back yard is expansive, and there's hardwood floors underneath all that rose carpet. The kitchen appliances, with original stove top and oven, look as if they fell through a time warp: They're immaculate. This joint presented a bit of a mystery in one of the bedrooms. There are 5 outlet boxes with a total of 18 outlets, 6 phone jacks, a cable box and a wall full of what looks like syrup. This place presented all kinds of joke options, but after the neighbors gave me the inside scoop I'll have to forego any insults. But I will tell you this: Any jokes would have involved a male stripper. Assessed for $86,854. Here's your visual aid:
Relist: 1124 7th ST, Greeley: $48,600. 3 bed, 1 bath, 1453 sq ft, 1872. Erica writes: “Be a part of History by owning this unique home. This house, referred to as the Joseph A. Woodbury house, used to belong to the 2-time mayor of Greeley. There are two separate staircases in this house - the first leads to a half level as you first walk in, and the second leads to a loft that overlooks the living room. Just be careful because the spiral staircase is missing rails at the top! [update: they’ve added makeshift barriers] The kitchen is open and spacious, though it does need some work. The lower level of the house has high ceilings which give the home a great look and feel. The one bathroom has kept a vintage vibe with checked tile and a free standing bathtub. Also, this house definitely has curb appeal with the Gothic look of the exterior, while the back yard is large and looks to be well taken care of. Though this house does need some work it is extremely interesting and is definitely worth checking out!” This house is listed on the National Register of Historic Places. And Joseph A. Woodbury is listed on the National Register of Resplendent Mustaches and Steely Gazes. Assessed for $78,754. HUD/MCB’s property details can be found HERE. Update: HUD states the "foundation has settled". "Foundation is completely imploding" would probably be more accurate. Check out the video walkthrough:
Relist: 923 S Tyler Avenue, Loveland: $115,000. 2.5 bed (!), 1.5 bath, 1215 sq ft, 1967. You may recall reading about how awesome last week's relist on James Dr is/was for $125k, but this one here on Tyler is 300 sq ft larger, has an extra quasi-bedroom and half bath, an honest-to-goodness garage, an even BIGGER backyard and no repair escrow. What's the deal? I'd refer you to the video and pictures. This place isn't nearly in the condition James is, with some nasty, old carpet that is begging for a ride to the landfill. And the smell of the house is that of 7 million cigarettes. They've gone and updated the kitchen, those crazy previous owners, but they've taken the appliances with them. This one features a half bath off of one of the bedrooms (I hesitate to call it the master since both 'real' bedrooms are the same size), a fireplace and an absolutely killer fenced back yard, helped in no small part by the corner lot. The property is situated on the corner of south Tyler and 10th, which sees some traffic but isn't terribly busy by anyone's measure. If there's anything funky with this house, it's the addition of a small bedroom on the backside of the garage. Again, the video will help with visualization (obviously), but this little area of the house (which also houses the washer and dryer) doesn't seems like much of a quickie add-on since the floor is basically the same as the kitchen and there's no discernible difference in age as the rest of the house. Also, the garage isn't squished and seems typically sized for a 60's ranch. If you're on a budget and don't mind a bit of cosmetic fix up, this is another no-brainer ranch in Loveland you could get into for $100 down. Assessed for $161,000. Wow. So, 923 S Tyler? Or this 1970 Dodge Challenger Convertible? Visual AID:
Relist: 4014 Central St, Evans: $63,000. 4 bed, 2 bath, 1700 sq ft, 1981. Erica writes: “This was definitely one of the less-spectacular houses of the day. It's a bi-level with a decent kitchen, and the dark cabinets add a nice touch. The master bedroom is on the lower level and there is some major mold in the master bath. It also has a large backyard and the longest and narrowest bedroom I have seen yet in a HUD house (Just a noteworthy point). The neighbor has tons of cars, some of which are parked on the front lawn.” Another noteworthy point. Assessed for $120,881.
8410 Copeland Ct, Fort Collins: $55,000. 3 bed, 2 bath, 1244 sq ft, 1984. Two weeks ago we had 8516 Audubon, a rather nice example of a trailer in Mountain Range Shadows. This week, we get 8410 Copeland, a sad, smelly homage to animal cruelty. Not to say this one isn't without its merits, but it has several drawbacks: Plumbing is shot, furnace is too, there's some mold in the north bedroom (surprise) and the data plate is missing (people must covet them, like hood ornaments off a Cadillac). Bonus: there's a nasty shed that seems to have been used only as a dog cage. A Molotov cocktail is about the only remedy for it. On the plus side, this joint is a double-wide, it does have a decent tiled sun room, a relatively big lot with a mostly fenced yard, a new roof, and it is FHA financeable so this does qualify for the $100 down incentive. And if you'd rather spend another $10k but missed out on Audubon, I believe it may be coming back on the market soon. Copeland is assessed for $104,500. Check out the video walkthrough:
