Crip's HUD Report 10-23-2009: Thumbs Up or Down Edition

In an effort to get this week's stuff out before it's all sold, I'm simplifying most of my descriptions to a simple thumbs up or thumbs down judgment. Plus I hurt my fingers in a horrifying Halloween-costume-building accident, so typing this sentence took me 30 minutes using a pencil in my teeth. Don't worry - the videos are there for you non-readers, as are the pictures.

  1. Property Photo 2606 13th Ave, Greeley: $82,000. 3 bed, 1.75 bath, 1218 sq ft, 1957. Scope the video walkthrough: The pictures for the property start RIGHT HERE. Two thumbs up! Location across from Farr Park + good overall condition is awesome.
  2. Property Photo 1611 14th Ave, Greeley: $97,000. 4 bed, 1 bath, 1641, 1951. The pictures for the property start RIGHT HERE. Thumbs down. Couldn't get into this pseudu-plex on 14th, but I can't fathom how one bathroom services two units. Also, it's proximity to the intersection of 16th Street and 14th Avenue is a huge downer. Also also, there's a drainage ditch that runs right by the foundation which may or may not be causing some heaving around the house. I'd be scared if I were you.
  3. Property Photo 1525 5th Street, Greeley: $40,000. 2 bed, 1 bath, 788 sq ft, 1949. Scope the video walkthrough: The pictures for the property start RIGHT HERE. Two thumbs WAY up on this nearly move-in condition little guy on 5th Street. MASSIVE back yard and nice detached garage add to the value.
  4. Property Photo 168 19th AVE Ct, Greeley: $75,000. 3 bed, 1.75, 1464 sq ft, 1995. Scope the video walkthrough: The pictures for the property start RIGHT HERE. A thumb down on this one simply because I'm suspicious of the lower level's room. That's all.
  5. Property Photo 127 N 25th Ave, Greeley: $42,500. 3 bed, 1 bath, 912 sq ft, 1963. Scope the video walkthrough: The pictures for the property start RIGHT HERE. A thumb up because HUD's appraisal lists this house as a 2 bedroom when it is blatantly a 3 bedroom. A thumb down because the same appraisal lists it as having a 1 car attached garage when it has actually been converted into living space (it does have the garage door as a bit of decoration though).
  6. Property Photo 1012 31st Ave, Greeley: $62,000. 3 bed, 1 bath, 1026 sq ft, 1960. Scope the video walkthrough (it might be my finest ever): The pictures for the property start RIGHT HERE. Two or more thumbs DOWN on this dump a door or two away from busy 10th Street. Mold, bad tile, bad vibes, you name it. Avoid.
  7. Property Photo 2441 W 9th ST, Greeley: $95,000. 3 bed, 2 bath, 1652 sq ft over partial basement w/ extra bedroom, 1929. Scope the video walkthrough: The pictures for the property start RIGHT HERE. Two thumbs up for this quirky, updated old house on the corner with the Dr. Seuss roof (and yes it is supposed to be like that).
  8. Property Photo 1223 24th Ave, Greeley: $120,000. 4 bed, 1.5 bath, 1283 sq ft, 1962. Scope the video walkthrough: The pictures for the property start RIGHT HERE. A hard-fought thumb up simply because even though it is at the top of this week's list price-wise there's a ton of house here. The square footage doesn't reflect the lower level. And while the bathrooms have been updated, nothing else has so expect some work. The 'hood is its saving grace.
  9. Property Photo 8317 Mummy Range Dr, Fort Collins: $90,000. 3 bed, 1.5 bath, 1344 sq ft, 1978. Scope the video walkthrough: The pictures for the property start RIGHT HERE. A thumbs down just because I have a hard time giving anything in Mountain Range Shadows the thumbs up unless it's super duper cheap. And this one, with its lack of carpet and torn up walls appears totally beat down. Watch this one get some mad bids though.
  10. Property Photo 37266 County Road 65, Galeton: $82,500. 3 bed, 2 bath, 1623 sq ft, 2001. Sorry folks, didn't make it out to this place since I haven't had a free day to devote cruising all the way out here (it's an hour and 15 min from Fort Collins). I'm giving this one two thumbs down just because it's so damn far away.
  11. Property Photo 4420 Navajo Ct, Greeley: $26,500. 3 bed, 2 bath, 1023 sq ft, 1995. It's an uninsured trailer in Hill-N-Park. Yes, it's under $30k, but it gets a thumbs down. In case you're wondering why I didn't take any pictures or video of this place: By this point in the day I felt bad for my camera.
  12. Relist: Property Photo 411 16th Avenue, Greeley: $28,000. 3 bed, 1 bath, 936 sq ft, 1954. Funky, blue, smelly, and with an estimated remaining economic life of 20 years. It features the world's oldest furnace which apparently needs to be replaced. The garage was converted into the biggest bedroom once upon a time and the back yard is fairly decent. However this too is uninsured, so cash or conventional loan only, folks. Because I don't have a whole lot to say about this place, I'll simply ask you this: 411 16th Ave? Or a kiss from the dude that was killed in Goblet of Fire? Thumbs up simply because it's cheap.
  13. Relist: Property Photo 1226 4th Street, Greeley: $30,200. 2 bed, 1 bath, 756 sq ft, 1918. Another uninsured property. No longer eligible for 203k financing. And if anyone cares, HUD has reduced the dollar amount of LBP they will abate to under $4000. HUD writes: "Repair/replace - furnace; toilet; plumbing system." The bedrooms are connected via a single closet, and the living room/dining room is a large single area. There's Death Stairs that lead to a cellar, but the draw here is the transformed garage that was obviously a second house. The remnants are two makeshift bedrooms, what's left of the kitchen (nothing) and a bathroom. Assessed for $41,199. Scope the video walkthrough:





PRICE REDUCTIONS

  1. Property Photo 3735 McAvoy, Evans: $22,500. 1 bed, 1 bath, 616 sq ft, 1924. How can I best describe this place? Well, parked next to the double-wide next door is an Escalade and a bus. THIS joint is a tiny peach house, surrounded by a tall fence made out of metal roofing. There's a tree right in the middle of the driveway and the entire front yard looks like Cesar's compound on the Dog Whisperer. The house smells like pee of some kind, and there's approximately 2 sq ft of kitchen counter space. In the bathroom you must sidle carefully past the claw foot tub to get to the toilet. So, if you're a person of, ahem, generous carriage, I'd probably look elsewhere. So is there anything good about this place? Sure - there's alley access (I guess it qualifies as an alley. An overgrown, junk-strewn alley), there's a washer and dryer, the property has 2 sheds and the one bedroom is actually fairly big. Ah but here's a couple more bummers: the ancient space heater apparently doesn't work and during my short time in and around the house I heard a nearby rooster crow half a dozen times. Assessed for $67,498. Scope the video:
  2. Property Photo 1120 3rd Street, Greeley: $18,400. 2 bed, 1 bath, 544 sq ft, 1925. What can I say? I love this place. Most of the cars parked around your office cost more than this house, and yet it wasn't the miserable dump I had braced myself for. It needs work, of course, and it will not go FHA. But because of it's size, it really isn't going to cost too much to bring this one back into rental or flippable condition. HUD has it listed as a one bedroom (the other bedroom is in the basement but appears legit). The biggest draw for me is the huge attached garage/shop. HUD remarks: "Repair plumbing system; install firewall between house and garage; repair heating system." Assessed for $30,847. Scope the video walkthrough: Yes we have an $18,000 house.


Remember, the HUDs are a small part of what we do, and nobody does them better. But we deal with all areas of real estate: resells, listings, short sales, REOs of all types, property management, income properties, etc. If you have any questions at all, just ask.
