Crip's HUD Report 5/22/2009 - Memorial Day Madness

Hey everyone, this is Erica (Crip's Assistant) letting you know for this week only the HUD report is being put together by me. So take your anti nausea medication now (I've never done any filming before), sit back, and enjoy the ride!

Relist: 39340 Blvd D, Eaton: $54,000. 3 bed, 2 bath, 1296 sq ft, 1999. Erica made it out to this place, so now I can very accurately tell you it is a trailer that sits on over half an acre. It also has a gigantic detached garage. Assessed for $158,669.


3911 Boulder St, Evans: $34,500. 2 Bed, 1 Bath, 1028 Sq Ft, 1887
This house seems like a pretty solid buy for $34,500. It is very clean and well kept inside. Everything is pretty dated though and smells like a fireplace. It's on a large lot with mature trees that sits right across from a park. Also included is a washer and dryer. The bathroom would be the main issue with the floor being torn apart and the fact that it's missing a toilet.





1810 8th Street, Greeley: $25,500. 1 Bed, 1 Bath, 667 Sq Ft, 1939
This had to be one of the more bizarre houses I have been in. It is in decent condition, has a fully fenced in front yard, and a large backyard (though it is missing grass). When you first walk in you are in the living room. Immediately to the left is the one small bedroom. The kitchen is at the back side of the house where the ceiling goes from about 8ft high to 6ft high. Now I'm not a very tall person, but I felt like the roof at the far side of the kitchen was uncomfortably close to my head. The layout of the kitchen is also weird with parts of it being updated (but not too well) and other parts of it being original. To the left of the kitchen is the smallest hallway? to get to the bathroom which also has that weird sort of Alice in Wonderland room feel (think eating the tall mushroom). The best part about this house is the treks deck out back!



823 E 20th Street Dr: $59,000. 3 Bed, 1 Bath, 2050 Sq Ft, 1,025 Finished Sq Ft, 2002
This Greeley Half-Duplex is in decent condition, though it could use a little work. The kitchen is in great condition and is probably the best feature of the house as of right now. The bedrooms could definitely use new carpet, though they are of decent size. There is also fully fenced in backyard, as well as a full unfinished basement which leaves room for endless possibilities!



Property Photo 2922 Alamosa Ct, Loveland: $140,000 . 3 bed, 1 bath, 1296 sq ft over 1296 mostly finished, 1964. This old-school ranch is mostly original and sits just north of 29th Street in Country Club subdivision. A whole pile of shingles have blown off the roof and the inside of the house is pungent with the smell of animal pee. HUD sites mold in one of the basement closets (I didn't see it), and the back yard overlooks some businesses. This isn't a slam dunk, but if someone can get rid of the smell this place wouldn't be half-bad. It also features the first-ever-made jacuzzi tub* in the basement with some crazy analog buttons. Assessed at $208,600. *Probably not the first ever made, but definitely older than 30 years.


Relist: 233-235 W 3rd ST, Loveland: $156,000. 4 beds, 2 baths, 1800 sq ft*, 1965. Ah yes, the DUPLEX! Some lucky person could actually get into this place for $100 down, do a 203k loan on the property to fix the place up and STILL rent out the other side. If you’re that person you should be calling me ASAP. Each unit is 900 sq ft, 2 bed, 1 bath and has its own w/d hookups and storage shed. One has hardwood floors and granite tile, the other has (mostly) ceramic tile and Berber carpet. Each unit also has its own storage shed and the duplex sits just a few doors east of Bill Reed middle school. I mention on the video that I assumed the repair escrow was for plumbing; it isn't. The $770 is actually for smoke detector replacement, repairing exposed wires and soffit repair. Assessed for $201,900.



783 2nd Street, Windsor: $118,000, 2 Bed, 1.5 Bath, 1301 Sq Ft, Built in 1999
This townhouse located right near Main Park and Chimney Park in Windsor is in great condition. The hardwood floors in the living room are complimented by the vaulted ceiling, and with the great condition of the upstairs carpet this is a rare HUD find! The two bedrooms upstairs are of decent size, and the master even has two closets. The bathrooms are both in awesome shape as well as the kitchen, though it is missing a fridge. There is also a two car garage complete with a working opener!!! Definitely worth checking out.

Crip’s HUD Report 5-15-2009: Beware! The Blog Edition

Greetings HUD Fans! Excitement is always brewing around our humble HUD headquarters. Two weeks ago we began posting the video walkthroughs on YouTube, and this week is the launch of The Blog. I sincerely appreciate all the referrals everyone has passed along over the years, and my hope is the Blog will help spread the good word even further. Let's get this thing started, eh?

  1. Property Photo 8410 Copeland Ct, Fort Collins: $55,000. 3 bed, 2 bath, 1244 sq ft, 1984. Two weeks ago we had 8516 Audubon, a rather nice example of a trailer in Mountain Range Shadows. This week, we get 8410 Copeland, a sad, smelly homage to animal cruelty. Not to say this one isn't without its merits, but it has several drawbacks: Plumbing is shot, furnace is too, there's some mold in the north bedroom (surprise) and the data plate is missing (people must covet them, like hood ornaments off a Cadillac). Bonus: there's a nasty shed that seems to have been used only as a dog cage. A Molotov cocktail is about the only remedy for it. On the plus side, this joint is a double-wide, it does have a decent tiled sun room, a relatively big lot with a mostly fenced yard, a new roof, and it is FHA financeable so this does qualify for the $100 down incentive. And if you'd rather spend another $10k but missed out on Audubon, I believe it may be coming back on the market soon. Copeland is assessed for $104,500. Check out the video walkthrough HERE.
  2. Property Photo 1606 31st Ave, Greeley: $98,000. 3 bed, 2 bath, 816 sq ft over 816 finished, 1972. Listed as a 2 bed, 1 bath. Erica writes: "Located in a cul-de-sac, but does have some busy street noise. The basement has been finished, with a built in 50's (?) style bar surrounded by a dark leather cushioned piece, and a large living/media room complete with a fireplace. It also houses what I would call the master bedroom that has a walk-in closet and 3/4 bath (that I think has been tiled, though it was dark). The upstairs has another family type room and a kitchen that is in great shape, yet is missing all appliances. There are also two regular-to-small-sized bedrooms upstairs. The backyard is very large and backs up to a church parking lot! All in all a solid buy for $98,000." Assessed for $146,394.
  3. Property PhotoRELIST: 7150 Mount Adams, Wellington: $149,500. 3 bed, 2 bath, 1226 over 1226 unfinished, 2003. This fairly immaculate ranch over basement has a killer kitchen w/island and is only missing the fridge. The back yard isn't fenced and backs to open space. There is also a 2 car attached garage, a nice master bath, and decent paint throughout. This one is entirely FHA insured – no escrow repair – and is in total move-in condition. Fell for financing reasons; the house itself is move-in ready. Assessed for $184,000. Check out the video walkthrough HERE.
  4. Property Photo 3559 Polk Circle E, Wellington: $159,000. 3 bed, 2 bath, 1330 sq ft over 1330 unfinished, 2000. As I mumbled on the video, I had initially declared Mount Adams as the deal of the week. But after going into Polk, I quickly withdrew that observation. This Viewpoint ranch has everything most first-time home buyers are looking for: bigger bedrooms, a huge master bedroom with a nice walk-in closet, a quasi-updated master bath (which has been modified with a walk-in shower and grout-less tile throughout), wood floors in the kitchen, a 2 car attached garage, a decent-sized lot with some nice landscaping, a fully fenced backyard with a two-tier Trex deck and an unfinished basement. And other than the lack of appliances and the grout-less bathroom this one is move-in ready. HUD has flagged the furnace as needing repair (as well as the grout) so there is a small repair escrow of $770 on this one. Honestly, if you have been looking in Fort Collins for houses like this under $200k, you should probably just suck it up and check this place out because it's likely just what you're looking for. The house next door is listed for $199k (and it is very similar in layout condition and size); the larger 2-Story across the street is listed for $209,500. Ours is assessed for $200,100. The Lone Price Reduction

Property Photo 2990 W C St #5, Greeley: $51,200. 3 bed, 2 bath, 1078 sq ft, 2004. I can't believe this place is still around. Other than the fairly steep HOA (especially compared with its price), there is absolutely nothing wrong with this little modular house. The green carpet maybe? Erica writes: "Definitely nice, clean, and very unoriginal. This house sits in a neighborhood of a bunch of cookie cutter houses numbered 1-28 (or something like that). That being said, everything is in mint condition. The bedrooms may be on the smaller side and there are no real upgrades, but the quality of this house makes it worth the price. Also included is a sprinkler system! HOA = $138/month." Assessed at $114,060. I'll say that again: assessed at $114,060. Priced at $51,200. Move-in condition.
