Crip's HUD Report 9-18-2009: Paintin' the Town Brown Edition

Greetings HUD fans. This week's edition is a bit different than most. I'd love to say I chose to break away from the shackles of technology this week, but the reality is I forgot my camera AND the memory card from my phone. NEW HUDS FOR 9-18-2009

Property Photo 331 South Maple Ave, Eaton: $160,000. 3 bed, 2 bath, 1486 sq ft over a full unfinished bsmt, 2002. Here ya go - lookin' for the simple life, but still want a 2 minute walk to Taco Bell at 3 in the morning? Look no further than this gray stuccoed ranch in Eaton. This place is three blocks south of the 'new' Eaton fire station, which also puts it directly SW of Heritage Market. Is that what it's called? Anyway, the house is fairly decent and looks newer than it is. The issues are a few carpet stains here and there and holes in half the walls (the biggest of which is pineapple size, leaves and all). The basement appears to never have been used and the utility room has been drywalled and turned into a large storage room, which is cool. I wonder if the previous tenants even knew there was a basement. Fun facts: the lot directly to the south is vacant as is the lot across the street to the west. Assessed for $162,213.

Property Photo 3735 McAvoy, Evans: $25,000. 1 bed, 1 bath, 616 sq ft, 1924. How can I best describe this place? Well, parked next to the double-wide next door is an Escalade and a bus. THIS joint is a tiny peach house, surrounded by a tall fence made out of metal roofing. There's a tree right in the middle of the driveway and the entire front yard looks like Cesar's compound on the Dog Whisperer. The house smells like pee of some kind, and there's approximately 2 sq ft of kitchen counter space. In the bathroom you must sidle carefully past the claw foot tub to get to the toilet. So, if you're a person of, ahem, generous carriage, I'd probably look elsewhere. So is there anything good about this place? Sure - there's alley access (I guess it qualifies as an alley. An overgrown, junk-strewn alley), there's a washer and dryer, the property has 2 sheds and the one bedroom is actually fairly big. Ah but here's a couple more bummers: the ancient space heater apparently doesn't work and during my short time in and around the house I heard a nearby rooster crow half a dozen times. Assessed for $67,498. Scope the video:

Property Photo 4020 Glenarbor Lane, Fort Collins: $145,000. 3 bed, 2 bath, 1446 sq ft, 2002. This is the one with the video and pics, so I'll give my fingers a rest and let you check it out: Assessed for $163,900. The pictures for the property can be found HERE.

Property Photo 210 20th Ave Ct, Greeley: $57,500. 4 bed, 2 bath (listed as a 3 bed, 1 bath), 988 sq ft over full basment, 1975. This brown house has brown brick, brown vinyl siding, brown trim, brown gutters and a brown roof. There's 3 fairly small bedrooms and a nicely tiled bathroom on the main floor; a big bedroom and a nice 3/4 bath are in the basement as well as a long living room with a bar. This place also has a nice fenced yard, and after reviewing the place and looking at the stats I've determined this one hits the brown note as a good deal. Assessed for $83,667.

Property Photo 3841 W 8th St, Greeley: $93,000. 4 bed, 3 bath (listed as a 3 bed, 2 bath), 1143 over full mostly finished bsmt, 1973. This west Greeley ranch has some unfortunate laminate flooring throughout the main floor (with gaps between every room) and is missing the sink and vanity in the main bath. However the basement is set up as a pretty sweet master suite. Think of the basement living room as a massive walk-in closet. Top it all off with a 2 car garage and a good location and this one is a no-brainer for somebody looking to do some minor repairs. Assessed for $113,231, which surprises me.

Property Photo 1731 25th Avenue, Greeley: $105,000. 3 bed, 1.75 bath, 1657 sq ft, 1968. Curb appeal: none. But most of the work that needs to be done to this bi-level concerns simple updating. Fun fact: the red fireplace in the lower level actually scared me. Assessed for $143,701.

Property Photo 727 41st Avenue Ct, Greeley: $120,000. 3 bed, 2 bath, 1428 sq ft, 1977. I don't believe the sq footage here includes the once-upon-a-time-finished lower level. This is yet another very brown house, but this one has three things going for it: location, etc., etc. This one backs to Shawsheen elementary and sits at the end of its, er, Avenue Court. Needs work, but could be a cool place. Assessed for $138,037.

Property Photo Relist: 2012 27th Avenue, Greeley: $127,000. 5 bed, 3 bath, 1676 sq ft over 1368 mostly finished. Erica writes: "This massive monster of a house was definitely a pleasant surprise! Though it is a little dated, the spacious layout and the abundance of rooms makes this house worth the $127k. While going though this house I noticed 5 bedrooms (3 upstairs and at least 2 down), though I could not see anything in one part of the basement which I think had at least one more bedroom! There is a 3/4 bath in the master upstairs, as well as another in on of the basement bedrooms. The house is immaculate for it's age, (built in 1972) and is located in a great part of town. Definitely worth checking out!" Update: The roof needs to be replaced, which puts the repair escrow at $4400. Also, if you aren't familiar with Cascade Park please go familiarize yourself. You'll quickly realize what a great deal this is. Assessed for $166,658. Update #2: Apparently people don't want to believe the roof actually needs to be replaced. So again: the roof needs to be replaced.

Property Photo 712 3rd St Ct, Kersey: $115,000. 3 bed, 2 bath, 1944 sq ft, 1993. The main difference between this and this week's other bi-levels (other than obvious age differences) is simply the overall size of the house. Everything is just a bit more sprawled out in Kersey, and this is a good example. It has a nice backyard, the rooms are a little bigger, blah blah blah. Is it worth the money? Sure, but do you want your restaurant options to be either Conoco or a half hour drive to Greeley? Assessed for $132,397.

Price Reduction: Property Photo 160 N 1st Ave, Greeley: $27,000. 2 bed, 1 bath, 660 sq ft, 1925. Not much nice to say about this place, but HUD says: "Mold like substance present, take appropriate action. Kitchen must be removed from accessory unit. Furnaces, plumbing & electrical are not in working condition. Roof, siding, walls, soffit, fascia, gutter system & window trim need repairs. Property has well & septic systems. It is located on 1st Ave, a busy traffic street." If it looks like Erica was racing through the house when she took the pictures, she was. In addition to being a complete dump this house is also infested with mosquitoes. Assessed for $63,899. Here's Erica's transcribed report from the frontlines: "160 N 1st Ave is a very scary house. There's two units, both don't have kitchens, both have 1 bedroom, 1 bath...needs tons of work, probably a tear-down, really creepy...There's a big lot, tons of work." Yeah, this is the stuff chainsaw massacres are made of.

Crip's HUD Report 9-11-2009: Something for everyone Edition

1. Property Photo 803 Sitka St, Fort Collins: $170,000. 3 bed, 2 bath, 1261 sq ft over full unfinished, 2000. A pleasant surprise, this. Sporting a big ol' 3 car garage, this north Fort Collins ranch is, on paper, a great buy. It also has a fenced yard, a clean and very nice shed, a large wrap-around cement patio and is in overall great condition. My quibbles: faces north, backs to Conifer (just slightly busy), the bedrooms are fairly small, and the main-floor laundry, while desirable to most, is located in the somewhat narrow hallway to the bedrooms and bath (I'll bet anyone living in this house has knocked a few laundry baskets down the stairs). However, I'm sure I could live with all of these issues, and the price is right for an owner occupant.

2. Property Photo 1006 C Street, Greeley: $35,000. 2 bed, 1 bath, 1012 sq ft, 1935. Interesting house with a colorful history. HUD's remarks had me prepared for the worst: "Property is located within a 100 year floodplain, flood insurance is required. Repair siding and replace entry doors. Repair furnace." Indeed the vinyl siding has hail damage on much of the west side, but the house is otherwise cosmetically awesome (considering the price, of course). This one is uninsured, would-be owner occupants.

3. Property Photo 1829 86th Ave Ct, Greeley: $160,000. 3 bed, 2.5 bath, 1885 sq ft with partial unfinished basement, 2005. If you don't know where Mountain Shadows is, the address should give you a hint: West, west Greeley. This subdivision, made up mostly (entirely?) of Journey homes is experiencing an explosion of new construction of, yes, Journey homes. But ask yourself this: Where else can you get this much house, in almost-new condition, in a desirable location? Includes a Tuff Shed, fenced yard, concrete patio, curb appeal. If you're looking for a place and this fits your budget, it's a complete no-brainer.

4. Property Photo 6607 W 3rd St, 1121, Greeley: $105,000. 2 bed, 2 bath, 1284 sq ft, 2004. Erica writes: "My first thought was that this West Greeley based condo style townhome could be very nice. It is newer construction and even has a one car ATTACHED garage! But after walking up the dirty stairs into the even dirtier living room you quickly realize there is some work to be done. Not to mention the fact the deck overlooks a parking lot, but there is tons of potential due to the great layout and vaulted ceilings."

5. Property Photo 2425 W 14th Street, Greeley: $99,000. 4 bed, 2 bath, 1810 sq ft, 1962. Erica: "This house is a fantastic buy in my opinion. I'm pretty sure it had 5 beds, not 4, and 2 full baths. The day I went out there it was raining, and due to the fresh scent of pine trees I really noticed the large back yard and mature trees. This house is situated in a cul-de-sac in a decent area in Greeley. The house itself is not much (it's missing all appliances) but it's in relatively good condition and at $96k you really can't lose on this deal!!" She may try to sell you her car - watch out.

6. Property Photo 3401 Rialto Ave, Evans: $155,000. 3 bed, 2.5 bath, 1650 sq ft, 2003. Erica: "If you are thinking of buying in Evans, I definitely recommend looking at this place. It is in mint condition, minus a few missing kitchen appliances. Located right near schools and parks, this house will blow your mind for only $155,000. It even has a three car garage and is located on a corner lot. In fact if you are a hunter there is even a room for you on the off season to make you feel at home, check out the deer mural:
This house will definitely go, so be sure to take a peek at it before the end of the first bidding period!!"

7. Property Photo Relist: 1601 W Swallow 8C, FTC: $71,000. 1 bed, 1 bath, 576 sq ft, 1985. Back again, for the third time. It's a tiny joint, and except for the wall between the bedroom and living room the condo is essentially a studio. It does have all of the kitchen appliances AND the stacked washer and dryer, and it's priced right. Did I mention it's small? How small you ask? The video walkthrough is only 39 seconds long, and I linger. Assessed for $76,000. Scope the short video walkthrough:

8. Property Photo Relist: 934 E 25th ST LN, Greeley: $89,000. 4 bed, 2 bath, 1077 sq ft over 1077 mostly unfinished, 2002. This East Memorial ranch is listed as a 3 bed, 1 bath, but the basement, which is unfinished save for the one extra bedroom and bath, is of course excluded from HUD's appraisal. It seems to me these two rooms were built with the house as they are in identical condition to everything else. The main floor has an open living room/kitchen set-up with laminate flooring and three decent-sized rooms. The garage needs to be scrubbed out, and there's a fenced yard out back. The roof needs to be re-shingled and OF COURSE they say the furnace needs to be repaired. If you are wondering where East Memorial is, just watch for the kids cruising around on minibikes and weaving in and out of traffic on their tricycles. Assessed for $101,015. Scope the video walkthrough:

9. Property Photo 1209 Bristlecone Pl, Loveland: $135,000. 3 bed, 2 bath, 1430 sq ft, 1978. HUD remarks: "The lower level family room appears to have a sinking floor, per appraisal. Uninsured, eligible for 203k financing." For those of you not in the know, that means the only FHA financing you can get on this is of the 203k kind, which is a bit like a construction loan (and perhaps more complicated). Call me for more info on this type of loan - not many people do them but I know a couple lenders that specialize in them. As far as the house, our description is still to come! Assessed for $169,900.

10. Property Photo Relist: 233-235 W 3rd ST, Loveland: $156,000. 4 beds, 2 baths, 1800 sq ft*, 1965. Ah yes, the DUPLEX is BACK! Some lucky person could actually get into this place for $100 down, do a 203k loan on the property to fix the place up and STILL rent out the other side. If you’re that person you should be calling me ASAP. Each unit is 900 sq ft, 2 bed, 1 bath and has its own w/d hookups and storage shed. One has hardwood floors and granite tile, the other has (mostly) ceramic tile and Berber carpet. Each unit also has its own storage shed and the duplex sits just a few doors east of Bill Reed middle school. I mention on the video that I assumed the repair escrow was for plumbing; it isn't. The $770 is actually for smoke detector replacement, repairing exposed wires and soffit repair. Assessed for $201,900. HUD/MCB’s property details can be found HERE. Scope the video walkthrough:

11. Property Photo Price Reduction: 61515 4th St, Carr: $56,700. 4 bed, 2 bath, 1379, 1999. This uninsured trailer in the ghost town of Carr has "propane, well & septic systems. Foundation is not to HUD requirements per appraiser, hurricane straps are not set in concrete. Plumbing repairs needed. Front porch, utility & bathroom have soft/spongy subfloor." Unavailability of FHA financing + beat down appearance and condition = this place being around for a while. It does sit on half an acre and has a nice two car garage (which is really all you can see from the road).
However, there's no driveway. Assessed for $114,396. And this marks the first markdown!
