Crip's HUD Report 7-24-2009: An Entertaining Week

  1. Property Photo 2725 Virginia Dale Dr, Fort Collins: $160,000. 4 bed, 2 bath, 1782 sq ft, 1982. This is simply the best deal in Fort Collins. It's a bi-level just north of west Lake Street and the neighborhood is super quiet. The surrounding houses are just lovely, which unfortunately makes this one look kind of imposing and ugly. However, at this price it's easy to overlook some simple cosmetic needs. The kitchen is nicely (and whitely) updated, and the master has a 3/4 bath. The carpet is pretty trashed in a couple of the bedrooms, and there's no bathroom in the lower level. Not a deal breaker, but thought I'd mention it. The repair escrow on this one is ridiculous: $275 to "install safety release latches on security bars or remove" them. Assessed for $192,100. Scope the video walkthrough:
  2. Property Photo 3602 Stampede Dr, Evans: $117,000. 3 bed, 2 bath, 1133 sq over full unfinished basement, 2001. This Ashcroft Heights ranch is a great buy. Other than a few small carpet stains in two of the bedrooms, the house is in immaculate condition. A special shout out to the whomever threw down on the wood flooring, because it's very well done and features a two-tone oak and walnut kind of thing. There's a full unfinished basement, fenced yard, corner lot, two car garage, etc. The repair escrow of $715 is for the typical 'furnace blower fan' and repair of the garage firewall. Sorry folks - I have no wisecracks to make about this place, but here's something that may make you smile: This place is the cheapest offered home in the subdivision by over $20k and you can get in it for $100. : ) Assessed for $132,888.   3. Property Photo 713 44th Avenue, Greeley: $132,000. 4 bed, 3 bath, 1521 sq ft over full finished basement, 1978. Once upon a time, there were wild martini parties here. There were women overflowing from the back yard hot tub; there were men in plaid jackets and turtlenecks crowding the basement bar; the owner was making sure nobody spilled on the beach-sunset mural next to the bar fridge; some Solid Gold dancer-wannabe's were doing their best Flashdancing in the mirrored room; and about 50 people were grooving comfortably in the enormous downstairs living room. Upstairs, a few couples were sitting by the fire and pulling names out of a hat. Fast forward to 2009 and Crip walks through the house and scares a cat. Assessed for $146,308.   4. Property Photo 402 14th St, Greeley: $32,000. 3 bed, 1 bath, 1204 sq ft, 1900. As you'll see later on in our program, our listing less than a block away at 304 14th has been reduced. And based on my experience in that trashed, filthy, squalid little box of a house I was completely blown away by this one at 402. It has vinyl siding that's in good shape, a detached garage, a shed, a gigantic kitchen and bedrooms that aren't sized like closets. It does have a laundry list of repairs (downspout extensions, shingle repair, plumbing repair, furnace repair, replace h20 heater), so perhaps it isn't the deal I thought it was. Nah, it still is.   5. Property Photo 934 E 25th ST LN, Greeley: $89,000. 4 bed, 2 bath, 1077 sq ft over 1077 mostly unfinished, 2002. This East Memorial ranch is listed as a 3 bed, 1 bath, but the basement, which is unfinished save for the one extra bedroom and bath, is of course excluded from HUD's appraisal. It seems to me these two rooms were built with the house as they are in identical condition to everything else. The main floor has an open living room/kitchen set-up with laminate flooring and three decent-sized rooms. The garage needs to be scrubbed out, and there's a fenced yard out back. The roof needs to be re-shingled and OF COURSE they say the furnace needs to be repaired. If you are wondering where East Memorial is, just watch for the kids cruising around on minibikes and weaving in and out of traffic on their tricycles. Assessed for $101,015.   6. Property Photo 31322 4th St, Gill: $120,000. 3 bed, 2 bath, 1432 sq ft, 1997. Except for the part where I had to drive to Gill, I really liked this place. The house is in move-in condition and it has a big fenced yard with two storage sheds. It is on public water but has a septic system, which may explain the berm in the backyard. Either that or they recently buried a whale in a shallow grave. Assessed for $47,124. Scope the video walkthrough:
  7. Property Photo 116 2nd Avenue, Severance: $80,000. 1 bed, 1 bath, 1144 sq ft, 1900. Other than it's proximity to the new fire station, there's nothing redeeming about this joint. The yard was cool once upon a time but the house is just too run down. Somehow, the repair escrow made it under the $5000 max, but just barely. The appraiser could have basically just said "Replace everything yo. And the foundation has typical settlement." In fact, the cellar (which is surprisingly clean) is the best part of the house. Overall the house is fairly gross, and it's grossly overpriced. Seriously. Expect this one to be in our inventory for a long, long time. I predict an eventual sales price of $35,000.   8. Property Photo Relist: 1601 W Swallow 8C, FTC: $71,000. 1 bed, 1 bath, 576 sq ft, 1985. Somehow, I don't think we covered this one when it was first listed. It's a tiny joint, and except for the wall between the bedroom and living room the condo is essentially a studio. It does have all of the kitchen appliances AND the stacked washer and dryer, and it's priced right. Did I mention it's small? How small you ask? The video walkthrough is only 39 seconds long.   9. Property Photo Price reduction: 304 14th Street, Greeley: $27,000. 2 bed, 1 bath, 704 sq ft, 1920. Erica wrote: "As guessed this $27,000 HUD home lives up to it's price. The neighborhood is not bad though, which is a definite plus. This house really needs some work done. Linoleum (which I refer to in the video as vinyl for some reason) had been layered throughout the kitchen and dining area and is worn through exposing the old linoleum. The carpets are dirty and dated and the paint is chipping off throughout the house. It has also been recommended, by the appraiser, that the garage out back be removed." Assessed for $49,721. Crip's HUD Report 7-17-2009: Half and half

Greetings HUD Fans! I hope everyone is enjoying the weekend thus far. This week's inventory consisted of half Larimer county and half Weld county listings, and I was pleasantly surprised with our Greeley inventory this week (the one in Evans ain't too shabby either). Combine those with a couple of value-laden relists and we actually have a great week on our hands. Check 'em out in. . .

Property Photo 3300 Saratoga St B, Wellington: $99,000. 2 bed, 2.5 bath, 1034 sq ft, 2002. We've had quite a few HUDs in this condo project and this one comes in as the cheapest by $17k. And while it lacks an unfinished basement (like many of them), it has dual master suites in the upper level. It also has a two-car garage, and the $440 repair escrow is for the ever-popular furnace blower fan. In other words, not much has to be done to this place in terms of repair. I would clean or replace the main floor carpet, and the unit needs appliances. Assessed for $117,000. Here's your visual aid:

Property Photo 4001 Golden Street, Evans: $67,000. 2 bed, 2 bath, 2152 sq ft, 1913. This funky, surprisingly large and very woody house sits across the street from our recent HUD at 4002 Golden. It is on a HUGE fenced corner lot and has 3 large living rooms. There is also a 3rd non-conforming bedroom in the lower level. It's listings like this that make me glad I finally started shooting video because I'm at a loss in describing this place. Assessed for $81,348. Here's your visual aid:

Property Photo 2528 15th Ave Ct, Greeley: $77,000. 3 bed, 2 bath, 1308 sq ft over 640 mostly finished, 1955. This is by far my favorite of the week. At the risk of sounding redundant, this one is also a funky joint, but in a great way. There's a living room, a great room with a fireplace, 2 bedrooms on the main floor and both bathrooms. The kitchen is semi-circular and the whole main floor is surprisingly clean. It's obvious there was an addition at the back half of the house, but it is extremely well done. The basement consists of a living room and the 3rd bedroom which lacks an egress window (but has a huge window well). The exterior of the house and the yard are both in great shape and the house is just barely shy of being in move-in condition. I like it. Assessed for $118,217. Here's your visual aid:

Property Photo 2913 W 11th ST RD, Greeley: $64,000. 3 bed, 1 bath, 1428 sq ft, 1960. I couldn't help but have some disappointment with this place because I had just come from 15th Avenue Court. But taken by itself it's yet another great deal. It lacks a basement, but the back yard is expansive, and there's hardwood floors underneath all that rose carpet. The kitchen appliances, with original stove top and oven, look as if they fell through a time warp: They're immaculate. This joint presented a bit of a mystery in one of the bedrooms. There are 5 outlet boxes with a total of 18 outlets, 6 phone jacks, a cable box and a wall full of what looks like syrup.
This place presented all kinds of joke options, but after the neighbors gave me the inside scoop I'll have to forego any insults. But I will tell you this: Any jokes would have involved a male stripper. Assessed for $86,854. Here's your visual aid:

Property Photo Relist: 1124 7th ST, Greeley: $48,600. 3 bed, 1 bath, 1453 sq ft, 1872. Erica writes: “Be a part of History by owning this unique home. This house, referred to as the Joseph A. Woodbury house, used to belong to the 2-time mayor of Greeley. There are two separate staircases in this house - the first leads to a half level as you first walk in, and the second leads to a loft that overlooks the living room. Just be careful because the spiral staircase is missing rails at the top! [update: they’ve added makeshift barriers] The kitchen is open and spacious, though it does need some work. The lower level of the house has high ceilings which give the home a great look and feel. The one bathroom has kept a vintage vibe with checked tile and a free standing bathtub. Also, this house definitely has curb appeal with the Gothic look of the exterior, while the back yard is large and looks to be well taken care of. Though this house does need some work it is extremely interesting and is definitely worth checking out!” This house is listed on the National Register of Historic Places. And Joseph A. Woodbury is listed on the National Register of Resplendent Mustaches and Steely Gazes. Assessed for $78,754. HUD/MCB’s property details can be found HERE. Update: HUD states the "foundation has settled". "Foundation is completely imploding" would probably be more accurate. Check out the video walkthrough:

Property Photo Relist: 923 S Tyler Avenue, Loveland: $115,000. 2.5 bed (!), 1.5 bath, 1215 sq ft, 1967. You may recall reading about how awesome last week's relist on James Dr is/was for $125k, but this one here on Tyler is 300 sq ft larger, has an extra quasi-bedroom and half bath, an honest-to-goodness garage, an even BIGGER backyard and no repair escrow. What's the deal? I'd refer you to the video and pictures. This place isn't nearly in the condition James is, with some nasty, old carpet that is begging for a ride to the landfill. And the smell of the house is that of 7 million cigarettes. They've gone and updated the kitchen, those crazy previous owners, but they've taken the appliances with them. This one features a half bath off of one of the bedrooms (I hesitate to call it the master since both 'real' bedrooms are the same size), a fireplace and an absolutely killer fenced back yard, helped in no small part by the corner lot. The property is situated on the corner of south Tyler and 10th, which sees some traffic but isn't terribly busy by anyone's measure. If there's anything funky with this house, it's the addition of a small bedroom on the backside of the garage. Again, the video will help with visualization (obviously), but this little area of the house (which also houses the washer and dryer) doesn't seems like much of a quickie add-on since the floor is basically the same as the kitchen and there's no discernible difference in age as the rest of the house. Also, the garage isn't squished and seems typically sized for a 60's ranch. If you're on a budget and don't mind a bit of cosmetic fix up, this is another no-brainer ranch in Loveland you could get into for $100 down. Assessed for $161,000. Wow. So, 923 S Tyler? Or this 1970 Dodge Challenger Convertible? Visual AID:

Property Photo Relist: 4014 Central St, Evans: $63,000. 4 bed, 2 bath, 1700 sq ft, 1981. Erica writes: “This was definitely one of the less-spectacular houses of the day. It's a bi-level with a decent kitchen, and the dark cabinets add a nice touch. The master bedroom is on the lower level and there is some major mold in the master bath. It also has a large backyard and the longest and narrowest bedroom I have seen yet in a HUD house (Just a noteworthy point). The neighbor has tons of cars, some of which are parked on the front lawn.” Another noteworthy point. Assessed for $120,881.

Property Photo 8410 Copeland Ct, Fort Collins: $55,000. 3 bed, 2 bath, 1244 sq ft, 1984. Two weeks ago we had 8516 Audubon, a rather nice example of a trailer in Mountain Range Shadows. This week, we get 8410 Copeland, a sad, smelly homage to animal cruelty. Not to say this one isn't without its merits, but it has several drawbacks: Plumbing is shot, furnace is too, there's some mold in the north bedroom (surprise) and the data plate is missing (people must covet them, like hood ornaments off a Cadillac). Bonus: there's a nasty shed that seems to have been used only as a dog cage. A Molotov cocktail is about the only remedy for it. On the plus side, this joint is a double-wide, it does have a decent tiled sun room, a relatively big lot with a mostly fenced yard, a new roof, and it is FHA financeable so this does qualify for the $100 down incentive. And if you'd rather spend another $10k but missed out on Audubon, I believe it may be coming back on the market soon. Copeland is assessed for $104,500. Check out the video walkthrough:

7-10-2009! 3 in FTC!

Greetings again folks. Yes, I was just as shocked as you are to see three Fort Collins HUDs on this week's list. Some may quibble and point out that one is merely a relist (Mercury), but I'll take whatever I can get. So will the numerous buyers just waiting to pounce on these $100 down gems. Gems like. . .

  1. Property Photo 1401 Windjammer Drive, Windsor: $145,000. 2 bed, 2 bath, 1346 sq ft over full unfinished, 2004. This sharp Water Valley house would be completely awesome if it didn't look exactly like every other house on the street,
    so it has to settle for just merely awesome. Price-wise, this one is a great deal with other identical units on the street currently listed for $170k and $183k. One of them even boasts it's "the lowest price in Water Valley!" Uh, no. Its only repair requirement escrow-wise is to install carpet throughout the main floor (there's absolutely none,
    but the linoleum remains in the kitchen
    and bathrooms). It has a an attached 2 car garage, 2 bedrooms and 2 baths. The master's bathroom is only a 3/4, but the shower is fairly large.
    The laundry room serves also as the main linen closet, so it has the feel of a gigantic walk-in closet. The full basement is totally unfinished and clean. If you'd like a clean, blank canvas from which to start, this one should definitely be considered. Assessed for $189,697. Did I mention this one is a good deal? Walkthrough:
  2. Property Photo 2813 Alan Street, Fort Collins: $99,000. 3 bed, 1 bath, 1191 sq ft, 1977. "Surely that's a typo, right Crip?" you ask. "$99,000 for a house in Fort Collins? Are you sure it's not a condo?" Calm down and let me explain. First of all the bad news: The house sits in a flood zone. In fact, HUD states, "Property located within 100 year floodplain, flood insurance is required." I checked the county records and sure enough it IS in a flood zone, but according to Larimer county, it is a 500 year flood zone. A quote from an insurance agent is really the only way to find out how much extra insurance a month this place will require. And if you're wondering where this place is, it's in Countryside (that subdivision just off of the SW corner of Summit View and Mulberry. The house itself is cyclopian
    with its unbecoming 2-story layout, one-car garage and bedroom window above it, but the back of the house is nice (except for the missing garage door). And speaking of missing doors, a bunch of them are gone as is the toilet. The kitchen is intact and surprisingly nice,
    and the living room is also set up for a wood burning stove. At this point, I should once again mention the price: $99,000. HUD has flagged the furnace, the plumbing and the missing door between the house and garage. Overall I challenge anyone to find a cheaper house in Fort Collins that doesn't need to be razed. Or isn't a trailer. Or isn't a trailer that needs to be razed. Assessed for $142,100. Walkthrough:
  3. Property Photo 6612 Avondale Rd #5A, Fort Collins: $125,000. 2 bed, 1.5 bath, 1164 sq ft over 604 unfinished, 1997. This townhouse in Ridgewood Hills is technically nicer than our recent listing at Autumn Ridge, and it should be for $20k more. But is a detached garage, a basement and one less bathroom really worth $20k more? More positives: it's an end unit, it has a gas fireplace, the location is super quiet (with a nice common back yard area,
    comes will all kitchen appliances
    AND the washer and dryer. Bummers: It probably needs new carpet, jack-and-jill layout of the upstairs bathroom isn't for everyone, it will get tons of bids because of the $100 down incentive. Assessed for $163,400. Walkthrough:
  4. Property Photo 1422 8th Street, Greeley: $31,000. 2 bed, 1 bath, 1018 sq ft, 1889. Erica hit Greeley and writes: "This 2 Bed/1 Bath in Greeley gave me the feeling like I had already been there (many times). Everything was pretty trashed (carpets,walls, etc...) though there was actually a decent hardwood floor that could be salvaged.
    The kitchen was missing all appliances and the backyard was torn up. On the plus side both bedrooms had walk in closets! Definitely needs a little TLC, but priced to sell at $31,000. Repair Escrow = $1,210." I'll let the pictures speak for themselves. Assessed for $50,677. Fun fact: last sold as a HUD house for $85,000 in 2005. Walkthrough:
  5. Property Photo 2012 27th Avenue, Greeley: $127,000. 3 bed, 2 bath, 1672 sq ft over full finished basement, 1972. Erica writes: "This massive monster of a house was definitely a pleasant surprise! Though it is a little dated, the spacious layout and the abundance of rooms makes this house worth its $127k. While going though this house I noticed 5 bedrooms (3 upstairs and at least 2 down), though I could not see anything in one part of the basement which I think had at least one more bedroom! There is a 3/4 bath in the master upstairs, as well as another in on of the basement bedrooms. The house is immaculate for it's age
    (built in 1972) and is located in a great part of town. Definitely worth checking out!" Notice she called it a massive monster. Also, the flash reveals a bit of a diner down in the basement, with at three booths for seating.
    Assessed for $166,658. I should also mention this house is in the fairly desirable Cascade Park subdivision. Walkthrough:
  6. Property Photo 1615 James Drive, Loveland: $125,000. 2 bed, 1 bath, 906 sq ft, 1959. Methinks this is the best choice for the first-time home buyers in the crowd. It approaches move-in condition (minus the burgundy carpet) by having all of the appliances present and accounted for, and the white walls are actually in decent shape (read: no anger holes punched everywhere). The small repair escrow of $715 concerns repairing exposed wiring and the furnace blower fan. This house is a smallish ranch at only 906 sq ft, but its footprint only serves to make the lot seem absolutely huge, both front and back. The carport has been transformed into a large storage area with two closets and access to the crawlspace. Top the whole thing off with a fireplace, a cool oak tree out front, a shed in the fenced back yard and its a keeper, or a no-brainer if you're looking in this price range. Even more convincing - the house across the street is listed for $189k. Granted it has a basement, but it's 50% more dough and you can't get in for $100 down. 1615 James is assessed for $112,900. So, 1615 James Drive? Or a James Bond rocket belt? *PLEASE REMEMBER AS A RELIST THE BIDS FOR THIS ONE ARE DUE TUESDAY THE 14TH. Walkthrough:
  7. Property Photo Relist: 5907 Mercury Dr, Fort Collins: $112,800. 5 bed, 2 bath, 1080 sq ft over 1080 sq ft, 1965. Back. Again. Again. We first listed this place nearly a year ago, and it has been in and out of contract ever since. A word of caution before we get to the fun stuff: Even though this place SOMEHOW has a list of repairs under $5000 (which means it qualifies for the $100 Down program), there's a reason it hasn't closed. Bluntly, nobody realizes what they're getting themselves into. The list of repairs are extensive, and that's just the stuff that will make it financeable. If somebody honestly wants a fixer-upper, this is the one to get. Just don't expect to bust out some paint over a weekend. With that said, this South Fort Collins ranch is roomy, has 3 beds and a bath up (2 of the bedrooms are fine, as is the bathroom) and half-torn apart or half-finished kitchen, a big fenced back yard, and a basement that, again, was either getting destroyed or built. Can't tell. There's some really stupid brown paper glued all over the walls so much of the main floor looks like a potato skin. There's also a one-car garage. Back in August of 2008 when it was listed at $141k, I thought making 10% on a flip would be tricky. At this price you could make 20%. If you can get it, that is. Remember owner occupants get first crack, with bids on the relists due 5 days after listing. In this case, bids are due Tuesday 7-14-2009. Assessed for $166,700. Walkthrough:

Crip's HUD Report 7-4-2009: 4 for the 4th!

Happy 4th of July everyone! Granted it's raining right now, but when it stops I'm sure many of you will celebrate the independence of our nation by blowing up a small part of it.* This week's inventory starts with a boring sparkler, then moves on to a bottle rocket, then a tank modded with Black Cats and a Roman Candle, and ultimately ends with a mack-daddy showstopper of a finale.   1. Property Photo Relist: 205 16th Ave, Greeley: $38,000. 3 bed, 1 bath, 1326 sq ft, 1954. This oddball, pieced-together ranch somehow manages to squeeze 1326 square feet into its unique U-shaped layout. Don’t expect much and you won’t be disappointed. Also sits next to a fix n’ flip that is under contract and listed at $97k. Assessed for an unbelievable $104,773. Check out the video walkthrough:
  2. Property Photo 2504 14th Avenue Ct, Greeley: $70,000. 4 bed, 2 bath, 998 sq ft over 998 mostly finished, 1955. The video pretty much covers the interior of the house, so let me talk about the exterior - it's in pretty rough shape. Here's the laundry list of issues on the inside:

    Additionally, the new owner will definitely need to paint and take care of some siding repair.
    I think what's here is salvageable, the location is good, and the price is definitely right. Assessed for $109,875. Check out the video walkthrough:
  3. Property Photo 901 50th Avenue, Greeley: $100,000. 3 bed, 2 bath, 1310 sq ft over 1310 mostly finished, 1980. Usually I go ahead and include the basement bedrooms in my tally, but because the basement in this one was so incredibly dark, I can't really confirm there were any bedrooms at all. I can tell you the old listings call it a 4 bedroom, 2 bath. The main floor is pretty nice (especially the kitchen),
    but typically dated. This would have been a fairly fancy house back in its day - skylights everywhere, master bath, fireplace, secluded yard, etc. Fast forward to today and it's a pretty good deal. Most of our west Greeley listings sell immediately and over the asking price, so adjust accordingly. This one will need carpet and paint, and HUD has flagged:
